Many of the services that we consider standard are treated and billed as extras by most other firm. We don't believe in providing minimal services and then later adding additional services which would increase the total fee. We do believe, however, in delivering higher quality services and a more comprehensive finished product to the church.

 The architect, the engineering consultants , the church selected contractor, and the church must work together as a team during design and the construction process. The team will be involved in all or most of the following six steps:

  • The church must master plan its future goals and dreams to know where and how today's expansion or development must occur. This will be one of the most useful times you will spend with your architect.
  • Develop Program of Space Needs thru church member workshops. This will insure the members input and approval of the eventual design.
  • Establish Project Budget
  • Property analysis
  • Prepare presentation of Master Plan Design
  • Phase the Master Plan into obtainable goals
  • Continue to develop the Master plan's Phase I concept into dimensioned floor plans
  • Elevations
  • Develop finish schedules, building sections, and site plan.
  • Prepare a General Cost Summary.
  • Present documents for approval by church before proceeding to next step.

  • Analysis of mechanical, plumbing, and electrical systems.

  • Analysis of structural systems.

  • Further development of architectural plans, elevations, and sections

  • Verify original opinion of probable cost.

  • Coordinate with church selected contractor for input.

  • Present documents for approval by church before proceeding to next step.

  • Complete drawings and specifications for bidding, permitting, review, and construction.
  • Finalize interior design bid documents for furniture procurement.
  • Assist client in selection of contractors to bid or negotiate if not selected yet.
  • Answer questions to assist contractor's bidding process.
  • Review contractor's prices. Modify drawings as required to meet church's budget.
  • Draft contract for construction between the contractor and owner.
  • Obtain approval from permitting authorities.
  • Visit site to observe construction and to prepare site observation reports.
  • Coordinate between owner and contractor during construction meetings.
  • Prepare change order if the scope of work changes.
  • Review shop drawings / submittals from the contractor.
  • Review contractor's pay applications for approval.
  • Develop final list of corrections for contractor.
